Skyvue Spectra at Sobha Hartland 2 - A New Dimension to Luxury

Sobha Hartland 2 is a residential waterfront community in Bukadra, close to Dubai-Al Ain Road (E66), featuring a variety of apartments and villas with over 1 million sq. ft. of dedicated green area featuring open spaces, tree-lined walkways, and parks. Let’s take a look at one of the new and premium developments launched by Sobha, known as the Skyvue Tower.

The Views of the Skyline

The rents and appreciation in this place are going to go off the scale with the critical launch of this highrise tower, which is roughly about 80 floors. Regarding the release, only floors from the ninth floor up to the 77th floor have been released to the public. The starting price is around 1.6 million for 626 square feet for one bedroom, and two bedrooms covering 900 square feet will be priced at around 2.4 to 2.6 million and above. The great thing about this tower is the beautiful views of the Burj Khalifa and easy commutation and views of the Ras Al Khor Wildlife Sanctuary, which is the haven of wildlife species such as flamingos, reptiles, mammals, crustaceans, fish, and flora. Lagoon views, Villa views, and also the Creek Tower views which is the new tower that is getting built and will serve as a rival to the Burj Khalifa.

Payment Plan Structure

Imagine having a unit potentially facing any one of these areas, which will offer a good potential for the long term. These units will have a 60:40 payment plan, which means 60% during construction and then 40% on post-handover. The initial amount is 24%, which is the booking amount. Let's assume that a person wants to buy something that is roughly 2.4 million dirhams, then their booking amount will be 4,70,000 dirhams, for which they have now reserved the unit underneath their name. Then, every 12 months, they are required to pay 10%, which is around 2,40,000 dirhams for 4 years, and then the last installment will be 40%, which will be on completion; they can finance that.

Opulent Features and Characteristics

Sobha Hartland 2 is one of those key strategic areas with a lot of good things going for it.

  • It is located in a key part of Dubai, which is 15 minutes away from Downtown Dubai. This is good because you want to have that proximity to the best areas of Dubai without having to drive long distances.
  • The other thing is that on this overall site some villas and mansions are being constructed. These villas and mansions are in the range of 20 to 50 million dirhams and above and are going to increase the value of the area.
  • On top of that, the views which will be accommodating these buildings will include full 360° views of the Dubai Skyline, the nighttime and the daytime which is a vibrant and breathtaking set of beauty.

Making the Right Choice

To get the best views of the Dubai Skyline, opt for the units that are on the higher floors; however, that does not mean the lower floor units are not good. They also offer benefits such as easy in and out access from the building. But if you want to have something good for long-term use with the best views of the city and a good fireworks display on New Year's night, go for the ones on the top floors available in one-bed, two-bed, and three-bed configurations. The three-bedroom units are very luxurious and gorgeous to get into, though slightly pricey, but a very good investment to make if you are looking for something substantial in size, hold out on value, and increase.

Is It Worth Investing?

Now coming on to the expectations for appreciation and rental if you want to invest in these units. When it comes to rental in this area, for one bedroom, it is about 90,000 to 1,00,000 dirhams per year, and for the two bedroom units, we can expect around 140,000 to 180,000 dirhams per year, depending on the floor. Here, the appreciation roughly accounts for 2% per quarter, which is about 8% at the end of the year and 30 to 40% over 4 years, which is what one can expect when buying any unit here. Built by a strong developer, Sobha, and is located in prime areas of Dubai, right in the heart. For many other projects in Dubai, one may have to drive 45 to 35 minutes to get to the center of Dubai, but this project offers convenience, proximity, and location views.

Conclusion

Sobha Skyvue Spectra - the last tower launched in the magnificent community - Sobha Hartland 2, developed by Sobha Developers, one of the most renowned builders, famous for their world-class establishments, offers some of the most creative and well-established architectural residences with exceptional rental and capital appreciation.
